Further Alarm Testing – 9/29/21

As a follow-up on the annual Reg-4 testing that occurred in August, N.I.C. Protection will be on-site on Wednesday, September 29, 2021 from 9:00 a.m. to 5:00 p.m. They will be testing the repairs that were made on a few items of the building’s Fire & Life Safety Systems to ensure that the repairs were 100% successful.

As part of ensuring the repairs were successful, alarms will be sounding throughout the day. This will begin at approximately 9:00 a.m. The sounding of the alarms will be preceded with an announcement. With this testing, there are no required power outages, however, please remember that the building’s alarms are very loud.

Ballots & Demolition Noise Test

Ballots for the Association’s 2021 Annual Meeting have been mailed out. You should receive them by Monday, September 13th. If you don’t receive your ballot by September 13th, please contact management immediately as it is very important that you vote on the three open Board of Directors seats and the IRS Ruling 70-604. Should you have any questions about the ballot, please visit the management office located on the third floor.

With the beginning of the rooftop reconstruction project in the near future, a noise test will be conducted on Friday, September 17th. The testing will begin at approximately 9:00 a.m. During the testing, which will last about thirty minutes, jackhammers and concrete saws will be used to see exactly how loud the demolition phase of the rooftop construction project will be. It will be very loud and the vibrations will most likely reverberate throughout the building. This will be the loudest phase of the project and will last between six and eight weeks.

Fire & Life Safety Systems Testing Rescheduled

The Fire & Life Safety Systems testing has been rescheduled due to a scheduling error by our vendor. The testing will now occur on Tuesday, August 24th. The testing will begin at approximately 9:00 a.m. and will last through the afternoon.

An announcement will be made prior to that start of the testing. As part of what’s required by the city, the building will be without power from 9:00 a.m. to approximately 10:00 a.m. Following the power outage, the building’s elevators and alarms will be tested. The alarms are very loud and will be sounded intermittently throughout the day.

After this is completed, the technicians will need access to ALL units to ensure all your annunciators are working correctly.

Window Inspection – South & West Exteriors

Beginning on Thursday, July 29th, Reach Rope Access will be on-site performing exterior window inspections on the south and west exteriors of the building. The inspections will begin on the south side exterior on Thursday the 29th, and then the west exterior inspections will occur on Friday the 30th.

Each day the inspections will begin at approximately 9:30 a.m. and will last through 4:00 p.m. During these times, will be workers directly outside of your windows.

Rooftop Social Event – 7/19 & HOA Meeting

Your attendance is requested as The Broadway Hollywood’s Social Committee will be hosting it’s first post COVID social event on the rooftop, the evening of July 19th.
