Leasing & Vetting Tenants

When leasing your unit, the Association requires certain documentation be provided to building management prior to any tenant(s) occupying your unit.

This documentation includes, a lease addendum (copy can be found on this website), a copy of the executed lease, and proof that your tenant(s) have renter insurance.

The Association also recommends thoroughly vetting any potential tenants. Over the past three years, the Association has endured a handful of tenants that could’ve been avoided if the homeowner would’ve correctly vetted their prospective tenants.

More information on leasing your unit(s) can be found in Article XV of the Association’s CC&Rs.

Pool Plaster Demolition – 6/23 & 6/24

The next phase of the rooftop construction project involves the demolition of the existing pool plaster. This demolition requires the use of jackhammers. While the demolition is in progress, those of you on the higher floors of the building will hear it intermittently throughout the day.

If you work from home and you’re unable to do to the jackhammering, please contact building management about using the management office that’s located on the 3rd floor.

Request for Nominee Forms – Due 6/20/22

This year, there are two seats on the Association’s Board of Directors up for election. If you’re interested in running for one of the seats, please complete the Request for Nominee form that you received from Association Balloting. If you’ve misplaced or never received a form, more are available in the management office that’s located on the third floor of the building.

Annual Meeting – Request for Nominees

With the Association’s 2022 Annual Meeting quickly approaching (October), all members of the Association were sent a Request for Nominees form. This year, there are two seats up for election on the Association’s Board of Directors. If you’re interested in running, please submit your form no later than Monday, June 20th at 5:00 p.m. If you’ve misplaced your form or never received one, please contact management immediately.

24+ Hour Water Shut Off – Hot Water Tank Repair

As part of our continued efforts to maintain the building and its equipment, a water shut off has been scheduled to begin at approximately 9:00 a.m. on Wednesday, May 25th. The shut off is required to reline the building’s hot water tank.

At 9:00 a.m., the hired vendor will begin draining the tank so it can be relined. Draining the tank will take anywhere from one to two hours. After this is completed, the relining of the tank will occur. It will take the vendor between six and eight hours to complete the relining process.

Once the relining process is completed, another twelve hours are required for the relining to dry. After the drying is complete, the vendor will return to the building on Thursday, May 26th to fill the hot water tank and restore service to the building. We’re hopeful the water service will be restored around 11:00 a.m.

Dream Hotel is offering a discounted overnight rate on Wednesday, May 25th for all Broadway Hollywood residents. Their offer includes $259.00 plus tax for a Bronze King room or $279.00 plus tax for a Silver King with a waived amenity fee. If you would like to reserve a room for that evening, please inform management so arrangements with Dream Hotel can be made.

Please plan accordingly as this required water shut off is estimated to last twenty-six hours. Should you have any questions or concerns, please don’t hesitate to contact management.
