Construction Update

When the rooftop construction project began earlier this year, the estimated completion date was September 27, 2002. As with most construction projects, unforeseen obstacles occur that can cause delays. Our construction project is one of those as the new estimated completion date is now December 5, 2022.

The next milestone for the project will be the concrete pour that’s currently scheduled for Saturday, October 1, 2022. The concrete will be pumped up the north face of the building from a truck on Hollywood Boulevard. While the pour is in progress, both eastbound lanes of Hollywood Boulevard will be closed between Ivar and Vine.

Upon completion of the project, there will be a resident social on the rooftop to celebrate its reopening.

August 22 – Unit Access for Alarm Testing

Previously, Reg-4 Testing occurred on Tuesday, August 2nd. Thank you to those of you that provided the staff and technicians access to your unit(s). Unfortunately, there were 36 units where access wasn’t granted. Due to this, the building failed the Reg-4 testing.

N.I.C. Protection will be back on-site on Monday, August 22nd beginning at 9:00 a.m. to access the units that they were previously unable to. As the building’s alarms were sounded on August 2nd, they will be sounded again intermittently throughout the day.


During the demolition phase of the rooftop construction project, it was discovered that some of the steel beams under the concrete had been exposed to moisture and had begun to rust. Because of this, it was determined that the beams needed to be replaced.

The new beams are being delivered on Wednesday, August 3rd. The first phase of the delivery will begin at approximately 8:30 p.m. with the assembly of a crane that will close both of the eastbound lanes of Hollywood Boulevard in front of Body Energy and Pie Hole.

The completion of the delivery and the demobilization of the crane will last until the very early hours of the morning and it could be very loud. The timing of the delivery was dictated by the Los Angeles Department of Transportation.

Plumbing Project – Unit Access

In our continuous efforts to maintain smooth and efficient building operations, the hydro-jetting of all vertical kitchen lines has been scheduled. This project will begin on July 18th and will last through the end of the month. With access to units, the schedule is as follows:

  • July 18th – Units 301, 401, 501, 601, 701, 801, 901, and 1001
  • July 19th – Units 302, 402, 502, 602, 702, 802, 902, and 1002
  • July 20th – Units 303, 304, 403, 404, 503, 504, 603, 604, 703, 704, 803, 804, 903, 904, 1003, and 1004
  • July 21st – Units 305, 405, 505, 605, 705, 805, 905, and 1005
  • July 22nd – Units 306, 406, 506, 606, 706, 806, 906, and 1006
  • July 25th – Units 307, 308, 407, 408, 507, 508, 607, 608, 707, 708, 807, 808, 907, and 1007
  • July 26th – Units 309, 409, 509, 609, 709, 809, 908, and 1008
  • July 27th – Units 410, 510, 610, 710, 810, and 910
  • July 28th – Units 411, 412, 511, 512, 611, 612, 711, 712, 811, 812, 911, 912, 1009, and 1010
  • July 29th – Units 413, 513, 613, 713, 813, and 814

The technicians will arrive to the building at approximately 9:00 a.m. each day. They will be starting in the higher numbered units and working their way down the stacks. Access to every unit is required and will only be needed for a few minutes.

If you’re unable to be present the day that your unit(s) are scheduled, please arrange access with building management.

Leasing & Vetting Tenants

When leasing your unit, the Association requires certain documentation be provided to building management prior to any tenant(s) occupying your unit.

This documentation includes, a lease addendum (copy can be found on this website), a copy of the executed lease, and proof that your tenant(s) have renter insurance.

The Association also recommends thoroughly vetting any potential tenants. Over the past three years, the Association has endured a handful of tenants that could’ve been avoided if the homeowner would’ve correctly vetted their prospective tenants.
