Manager’s Message

Hi Everyone,

Preventative maintenance to the building’s heating and air conditioning system (heat exchanger cleaning) is scheduled to take place this month. In order to minimize any inconvenience to homeowners during the peak summer season, work has been scheduled in the winter season.

As part of the cleaning, work will need to be performed on the heat exchanger plates (150 of them in total) that provide cooling to all individual units. The process will involve half of the plates being removed; they will be taken off-site to be cleaned. Once the plates are cleaned, they will be brought back to be re-installed. The second set of plates will then be sent out and the same process repeated.

On Thursday, December 20th, 2018 beginning at 7:00 am the closed loop water (needed for your unit’s cooling/heating) will be turned off for approximately four (4) hours. You will not be able to use your heating or air conditioning. It is very important that you turn off your thermostat prior to the work. This will avoid any problems with your individual HVAC unit once the system is back online. Please turn the AC breaker located in the Breaker Panel (labeled 2 and 4 in the right bank of breakers).
The cleaning will continue December 27th at 7:00 am, and lastly on January 3rd at 7:00 am. However, this is the only inconvenience you should experience on this 3-day schedule.

We understand that the temporary outage is inconvenient, but this cleaning is necessary to ensure that you do not experience an outage during extreme high or low-temperature days.

Dear Friends and Neighbors,

The Broadway Hollywood Board of Directors invites you to contribute to the 2018 Staff Gift Fund to show our appreciation to the staff for their commitment to Broadway Hollywood and its residents. Some of our staff are visible: they greet us when we come and go, attend to our guests and assist us with our packages. There are others whose presence is not so obvious but their efforts keep our building clean, safe and running smoothly throughout the year. They are usually not recognized until the end of the year when we give them a token of our appreciation. The percentage of the fund each staff member receives is based on the number of months at Broadway Hollywood and the number of weeks worked in 2018. Our suggested contribution from the residents is $300 – $600 per unit. We only make a suggestion as to the amount of the contribution and any contribution made will be greatly appreciated. We request your contribution by December 16, 2018 so that we can make the distribution to our wonderful staff by December 30, 2018.

The gift fund is independent of the Association’s financial structure; therefore, it is a direct gift to each staff member. This gift is divided among the 19 staff members on the attached list including the Front Desk Lead & Hosts, Valet, Janitorial, Manager Assistant and Engineer.
